April 2021 Market Update

 

Happy May Calgary - we have Rod Burriss here with Jeff to give us a quick market update for April! 

Following the trend of February and March, this month was crazy! We are so fortunate to have seen such success in this wild market and we owe it all to the clients, family, and friends who have stood by us and allowed us to do a job we love. 

For starters, we would like to highlight that April was filled with more transactions than we have ever had - and that includes when we were a team of 12. We are so proud of our small, yet mighty team for handling this large of a volume, and we feel so fortunate to have had the opportunity to help so many clients find their dream homes this April.  

April 2021 Market Update: 

  • The market is at a crescendo - we’re at about 800 plus/minus per week, for the last six or seven weeks - this is good! 

  • For inventory, we’re below 5,500 active listings and we don’t see inventory spiking any time soon. 

  • Interest rates are still very low, a little bit of fluctuation but nothing dramatic yet. 

  • Not all segments of the market are doing as well — the suburbs have done well, the satellite towns have done very well, but the inner-city’s condos haven’t had the same jump up in value. 

  • We’ve seen a push-up in value and we’re leveling out 

  • We are hoping we see an increase in condo sales, as there is a large disparity between the condo market and single-family homes. Condos are great and affordable for buyers. 

  • We have seen a lot of people moving to Calgary from various places around the world, and we’re beginning to see a larger number migrating from BC.

  • Calgary is the crown jewel of the prairies and has been undervalued for years - our real estate market is looking amazing and our city is perfect for people who own houses or want to get into it, and enjoy Calgary as a place to live. 

We're a little excited to say the least - super grateful, and very optimistic for the future of Calgary as a place to invest your money.
